A corner is the most expensive address on a street

The name of this set is doing real work. Retail property has a hierarchy, and the corner unit sits at the top of it.

The reason is frontage. A shop in the middle of a terrace has one face to the street and is seen by people already walking past it. A corner unit has two faces, is visible down both streets from a distance, catches everyone waiting at the crossing, and can put its entrance on the diagonal so that neither street is the back.

Retail rents reflect that directly — a corner site commonly costs substantially more per square metre than the unit next door, and chains have historically paid it without argument for exactly the visibility it buys.

Cafés want corners more than most. Their business depends on being noticed by someone who was not looking for coffee, and on outside seating, which needs pavement on two sides.
